‘Rare’ blocks snapped up in Coopers Plains at Cornerstone Living

Construction works have commenced this week on a boutique release of land in Coopers Plains, giving purchasers a rare opportunity to own a new home in the popular suburb.
With the majority of Coopers Plains, Sunnybank and the surrounding suburbs already established, buyers wanting a new freehold home have previously been forced to knock down and rebuild or undertake extensive and costly renovations.
Developer Consolidated Properties Group, alongside partners CVS Lane Capital Partners, saw a gap in the market for land and launched 28 homesites in their Cornerstone Living community, with 13 lots already snapped up and remaining lots priced from $355,000.
Those wanting to step straight into a new abode can choose a home and land package from builder partner Metricon, with single level homes starting from just $600,000, or select a home design from their preferred builder.
Homesites average 400sqm and Hutchinson Builders are now preparing the lots to be built on from as early as Spring 2020.
Erin and Gino Salguero are among buyers counting down the days to building their new home at Cornerstone Living.
Mrs Salguero says after growing up in Sunnybank, she wanted to move back to the area but couldn’t find an existing home to suit her family’s needs.
“We started looking around Sunnybank and found most of the established homes, some of which were more than 50 years old, were priced around $700, 000 and still needed a $100,000 renovation to bring them up to scratch,” she said.
“We have an interior design business, Artis Pura, so we had lots of ideas about how we wanted our new home to look and feel.
“When the opportunity to buy land in Cornerstone Living came up, we realised we could make our vision a reality and build a custom home for around $700, 000 – about the same cost as a much older home in the area.
“For us it made complete sense, as we didn’t want to be buying someone else’s problems or have the hassle of moving in and undertaking disruptive renovations. This way, we know exactly what we will be getting and we can be excited about moving in and just enjoying our home.”
Mrs Salguero says Metricon has allowed a number of bespoke upgrades, helping to bring the couple’s contemporary art deco themed home to life.
“We are 100 years on from the roaring 1920s so we are putting a modern twist on the popular art deco style as we step in to 2020, including feature cornices and a themed alfresco space that breaks away from the ‘cookie cutter’ home design,” she said.
“Considering we have made quite a few upgrades, such as timber floors, stone benchtops and high ceilings, it’s amazing that we have been able to build in a central and convenient location for a relatively affordable price.
“I’ve always loved the Sunnybank area for its great restaurants and shopping and there are plenty of fantastic schools nearby for our son, Connor.
“I think the area will hold its value and its appeal will only grow as more new homes are built.”
Andrew Scriven of Colliers International says house and land buyers have been a mix of local first time purchasers, upgraders and downsizers.
“There really aren’t many options to buy a brand new home in Coopers Plains or Sunnybank, so a lot of people have been waiting for an opportunity like this for some time,” he said.
“Sunnybank and Coopers Plains are in the midst of an urban renewal, with Cornerstone Living breathing new life into the area, with an array of new homes, apartments and townhomes on offer.
“Cornerstone Living has also delivered new amenity for the area, with its recently completed central parklands and plans in the pipeline for a neighbourhood retail village.
“It’s a popular address for those who want to be close to the city and is fantastic value, compared with both established homes in the area and nearby suburbs like Rochedale, which has a median price above $1 million.”
The new homes will be built on a site bounded by Augstein, Babbidge and Macdevitt Street.
